The Problem
A property manager taking over a new 48-unit building found suspicious moisture readings in the parkade. The builders warranty was expiring in 60 days.
Detection Method
Full building thermal imaging and moisture mapping before warranty expiry. Found 4 deficiencies: 2 wet-insulation patches in the roof, 1 weeping pipe joint in the mechanical room, 1 grading issue on the podium deck.
Results
All deficiencies documented and submitted to the builder under warranty — all 4 repaired at no cost to the strata. PM now schedules pre-warranty-expiry audits for all new buildings in portfolio.
