The Problem
A strata property manager had water weeping through the parkade ceiling. Two restoration companies had dried it. The leak kept returning. Contractor wanted $80K to excavate the podium deck.
Detection Method
GPR + thermal imaging of the podium deck above the parkade. GPR mapped the buried drainage and waterproofing membrane. Thermal identified moisture tracking along a mis-graded drain.
Results
Targeted repair of the drain junction — 2 linear metres. Total cost: $4,200. PM avoided $80K in unnecessary excavation. GPR report now part of the depreciation report.
